Studios turning to AI floor plan generator laiout to speed up design process

Commercial design studios, including JLL Design, are adopting the AI floor plan generator laiout to accelerate the early stages of the design process by evaluating more layout options faster. Launched in 2021, laiout aims to streamline office space planning by automating tasks that previously took days across multiple tools.

The AI software now generates over five million square meters of commercial space monthly. Designers using laiout can modify designs and see key metrics update in real-time, allowing for quicker iterations and refinement. Cristiano Coretti, chief product officer at laiout, stated that automating mundane processes frees designers to focus on creative aspects. The platform generates a first draft, which designers then shape, balancing design quality with commercial performance.

Romeu Carpinteiro, JLL Design's global design operations lead, highlighted that laiout addresses the constraint-solving work, such as building codes and capacity calculations, that precedes creative design. JLL Design adopted laiout to handle this systematic work reliably across markets, enabling designers to concentrate on human judgment and spatial expertise. The reduction in initial layout creation time allows design teams more opportunity to amend and iterate designs to better meet client needs.

JLL Design reported a significant shift in how their teams allocate time, enabling them to evaluate more layout options earlier, respond to briefs faster, and dedicate more hours to refinement and client engagement. A studio survey indicated a 50% reduction in test-fit time after adopting laiout. Following successful global pilots, JLL Design rolled out the platform across all its studios, including departments like Occupancy Planning. Test fits that previously took days can now be completed in minutes, allowing teams to pursue more opportunities and win deals more quickly.

laiout CEO Wouter Merkestein mentioned that their platform has been measured to cut production time by up to 93%, depending on project complexity and adoption stage. Designers reportedly find that the rapid iteration sparks creativity and frees up time for details, leading to increased quality. laiout is utilized in over 46 countries and across every JLL Design studio globally, having grown organically market by market.
