Stefano Boeri Designs Modular Affordable Housing in Ibiza

Stefano Boeri Architetti will design Sa Casa, an affordable housing complex in Ibiza, featuring four modular timber blocks and a central planted communal space.

The project includes about 190 apartments using a modular cross-laminated timber (CLT) system, emphasizing prefabrication to reduce waste. Four volumes step across the site, creating passages and courtyards leading to a central public square.

Located in Ca n’Escandell, Sa Casa is part of a larger development planned for over 500 protected apartments. The design was chosen for its integration with the terrain and opening to the landscape.

The modular CLT structure allows for internal apartment reconfiguration over time to suit changing resident needs, including adaptations for reduced mobility.

Externally, fragmented building volumes are arranged around planted paths. Deep balconies offer shaded outdoor extensions, and Mediterranean vegetation is integrated into courtyards and green roofs.

The central open space connects the neighborhood to the main square, providing shared outdoor areas while maintaining the complex's city connection.

The design uses passive cooling via orientation and cross-ventilation. Green roofs provide shade, photovoltaic panels offer renewable energy, and rainwater harvesting is included.

This development addresses Ibiza's housing supply pressures with a focus on flexible, publicly funded rental housing. SOCOTEC Spain is the local architect and sustainability consultant.
